What To Know About Your Security Deposit
What To Know About Your Security Deposit Transmittal Within 30 days of your lease expiration, your security deposit will be processed, and a security deposit transmittal will be mailed to the forwarding address you provide with this Lobos Management Change of Address Form. The transmittal will include all of the information regarding your move-out and security deposit, including: The name of resident(s) Unit address Lease expiration date The amount of the deposit held Any deductions. Generally, residents can expect the final water and sewage bill to be deducted from the deposit. Residents’ final water and sewage usage is processed by their utility company, and, due to the company’s billing cycle, their bill is not calculated until several weeks after the lease has already ended. For many residents, the final water and sewage charge is the only deduction they find listed on their transmittal. They receive a check for the total remaining, with any and all deductions clearly itemized. We provide a list of Vacating Procedures and a list of Itemized Charges for Security Deposit so that residents have a clear expectation of how to leave the unit in order to avoid cleaning fees. After you move out and turn in your keys, we send an agent or property manager to your apartment to complete a move-out inspection. This inspection involves walking through the unit, using an app to take notes and photos that then create a “move-out report.” This move-out report is then used to assess any cleaning or damage fees. Any deduction correlates directly to the move-out report on file. We keep this process organized and photo-documented to ensure that everything is processed fairly and concisely. We try to be lenient on fees at move-out, and, while residents should refer to the aforementioned vacating procedures for a detailed list of move-out expectations, here is a basic outline of what you need to do: Remove all personal belongings, furniture, and trash from the unit. Do not leave furniture in the building or near the dumpsters. Clean the unit. Schedule to have the carpets cleaned by a professional carpet cleaning company and provide a copy of the receipt to Lobos when you turn in keys. One you receive your security deposit transmittal in the mail, if you have any questions or concerns, you are able to call our office and schedule a phone appointment to speak with a manager. This manager oversees the quality control of the security deposit return process. During this meeting, you can go through the move-out report and discuss the charges. We created this procedure over a decade ago, and we continue to improve it because we are dedicated to a fair process. We always want residents to part ways with a positive experience.

Renewing Or Not Renewing?
Renewals And Non-Renewals While we always hope our residents choose to renew their lease, we understand that sometimes moving is the best option for your circumstance. You can expect a renewal offer approximately 90 days before your lease expires. The renewal offer will include the new price and lease term information. However, due to the requirements of leasing season in some neighborhoods, we sometimes send the renewal offer much earlier than 90 days. For example, during leasing season in downtown Pittsburgh, prospective residents aim to pre-lease and secure their future housing months in advance. So, we have to send renewal offers to those neighborhoods much earlier than to others. In either circumstance, we always hope you are able to stay, and we are always available for questions! If You Are Not Renewing If you decide that you will not be renewing your lease, you are required to submit written notice at least 60 days prior to your lease expiration date. For example, if your lease ends on July 31st, we must receive your notice on or before June 1st. Here is the snippet of your lease stating such: To submit your written notice, you can simply write down your intention to vacate, sign the letter, take a photo, and either email it to leasing@lobosmanagement.com or upload it to your resident portal. Below is an example of what that handwritten note could look like: As stated, we always hope you choose to stay with us for another year, and we are here to help if you have any questions or concerns about renewing or not renewing!
