A Guide To Moving Out

Thank you for living with us, and we are sorry to see you go! We know that moving is a stressful time, and we want your transition to be as smooth as possible.

Below, we have compiled a checklist of things to remember when moving out of your unit:

  1. Follow the vacating procedures, which are mentioned in greater detail at the bottom of this article. Be sure to adhere to the cleaning procedures carefully. If you have carpet in your unit, it must be cleaned by a professional carpet cleaning company.
  2. Drop off your keys (including your mail key) to your local office by 10 AM on the date your lease ends.
  3. Bring your laundry card, parking tag, and garage opener to the office as well, if applicable.
  4. Provide a physical copy of your receipt from the professional carpet cleaning company that you used, or email a copy to carpet@lobosmanagement.com. If you do not receive a confirmation email response within 48 hours, please call our main office at 412-441-1400 to ensure we received it.
  5. Provide your forwarding address using this form. Your security deposit transmittal will be mailed to this address within 30 days of your lease expiration date.
  6. Update your address with anyone you regularly receive mail from and forward your mail with the US Post Office here.
  7. Remember to turn off or transfer service with your utility companies and internet provider.

Some additional tips and things to remember include:

  • Keys cannot be left in the apartment or mailed to the office.  Do not mail keys to our office, as we may not receive them in time. If your keys are not received by the end of your lease, you may be charged for lock or key replacement.
  • Residents must use the back or side entrance to move out, if applicable. Moving out through the lobby or front entrances is strictly prohibited and may result in a $500 fine.
  • Please make sure that all of your furniture, belongings, and trash are removed completely from the property. Do not throw out any furniture at the dumpsters or leave any furniture items in the building lobby. You will be charged a removal fee. If you do not want any furniture or items, try donating to a local charitable organization, such as Goodwill Industries or Vietnam Veterans of America. You can also call 1-800-Got Junk or JunkLuggers. These organizations get very busy, so please call them ASAP to arrange a pick-up. We recommend calling months in advance.

More Information About Our Vacating Procedures

When you sign your lease, we provide you with information about both moving in and moving out. This includes a list of vacating procedures and itemized charges for the security deposit. These documents contain information designed to help eliminate potential charges on your transmittal and the price for each item. It reminds you to clean items such as walls, carpeting, inside your oven, and more.

  • Walls – removing adhesive from walls

  • Storage locker – don’t forget about your storage locker! You must empty it or risk being charged for hauling.
  • Carpet – must be cleaned professionally, and a receipt must be supplied

We are here to help you! Please give us a call if you need any of these policies or procedures clarified closer to move-out day or if you experience any issues while moving out.
