FAQs About Your Parking Lease Agreement
This page provides a resident-friendly overview of common questions about parking leases. While this FAQ is meant to be helpful, your signed parking lease is the controlling document.
General Information
Is parking automatically included with my apartment?
Parking availability and cost vary by property. If parking is not included, a separate parking lease is required.
What is a parking lease?
A parking lease is an agreement for the use of a specific parking space (attached or detached garage, carport, or outdoor space). It does not provide residential rights or guarantee parking outside the assigned space.
Lease Term & Renewal
How long is the parking lease?
Parking leases begin on the stated start date and automatically renew for additional terms unless proper written notice is given.
How do I cancel my parking lease?
Either party to the parking lease (the tenant or Lobos Management) must provide handwritten notice to vacate at least 60 days before the end of the current lease term to prevent renewal.
Rent & Fees
When is parking rent due?
Parking rent is on the first day of each month, in full, without request.
Are there late fees?
Yes. Late fees apply if rent is not received by the 1st of the month.
Can parking rent increase?
Yes. Rent may be increased for renewal terms with proper advance written notice from Lobos.
Security Deposit
Is a security deposit required?
A security deposit may be required depending on the lease terms.
Can I use my deposit toward rent?
No. Security deposits cannot be applied to rent or monthly fees.
Parking Rules & Vehicle Requirements
Where am I allowed to park?
You must park only in your assigned or designated parking space. Parking in driveways, fire lanes, entrances, or other unauthorized areas is prohibited.
If you find that someone is parking in your spot, see if they have a Lobos Management parking tag. If so, get the tag number (it’s usually hanging on the rearview mirror). We keep a log of all tag numbers and may be able to contact the individual and ask them to move from your spot. If they do not have a tag and are parked illegally, we can call for a tow or give you the number to call.
What types of vehicles are allowed?
All vehicles must be operable, properly registered, inspected, and display valid license plates.
Do I need to provide vehicle information?
Yes. Vehicle registration information must be provided and kept up to date.
Do I need a parking permit?
Yes. Parking permits must be clearly displayed at all times. Vehicles without visible permits may be towed at the tenant’s expense.
Prohibited Activities
Can I work on or repair my vehicle in the parking area?
No. Vehicle repairs or servicing are not permitted anywhere on the property.
Is electric vehicle charging allowed?
No. Charging electric vehicles is strictly prohibited unless explicitly authorized in writing by the landlord.
Can I leave my car running unattended?
No. Vehicles may not be left running and unattended, and excessive noise or fumes must be avoided.
Maintenance Procedures
What happens if the parking area needs repairs?
Management may temporarily close the parking area for maintenance or repairs. Parking rent remains due during these periods.
Who is responsible for snow and ice removal?
Tenants are responsible for snow and ice removal within their assigned parking space, unless otherwise stated.
Towing & Enforcement
When can my vehicle be towed?
Vehicles may be towed at the tenant’s expense if they are parked improperly, lack valid registration or permits, are abandoned, inoperable, or violate parking rules.
Liability & Risk
Is management responsible for damage or theft?
No. Parking is at the tenant’s sole risk. Management is not responsible for theft, damage, or injury involving vehicles or personal property.
Lease Violations
What happens if I violate the parking lease?
Violations may result in towing, termination of parking privileges, additional charges, or legal action.
Notices
How will I receive notices?
Notices may be delivered by mail, posting in the parking area, or placement on your vehicle. We also utilize the resident portal and communicate via email or text regarding important updates.
