Reading The Charges On Your Ledger
Every month, your tenant statement will be mailed to you by our account department. The email generally looks like this:
There are a range of different charges you may see on your ledger, including:
- Previous balance. Listed at the top, showing what you owed going into the statement period.
- Water and sewer. This bill is calculated by the water company and given to us. We pay a portion of it, and you pay a small percentage after we’ve paid our share. The water bill can vary month-to-month based on building usage.
- W&S service charge. This administrative fee is between $2 and $3, charged as part of processing the water bill.
- Convenience fees. These go to the payment processor. They are typically 2.99% for credit card payments and $1.49 for bank transfers. We also charge fees for bounced checks and returned payments.
- Renter’s insurance. Renter’s insurance is required. You will be automatically opted into a renter’s insurance plan with Asset Protect unless you follow the “Opt Out” procedure showing that you have the required insurance through another provider. - Parking. If you have a parking lease, you’ll see your parking charge on your ledger.
- Rent. Likely the largest charge on your statement.
You will not see an electric bill on your account, as that is through a separate company and not billed by us. The same goes for a gas bill; it’s with a different company.
What To Do If You Have Questions About Your Ledger?
If you look at your ledger and are not sure how your balance was calculated or are confused about a charge, you can always call our office at 412-441-1400. Our friendly accounting department is happy to help. We are able to speak to anyone on the lease – cosigner or tenant.
